What a spring AC tune-up covers
- Clean the outdoor condenser coil — cottonwood fluff and grass clippings choke Miami Valley units every spring.
- Test the capacitor against its rated value and inspect the contactor for pitting.
- Check refrigerant performance, airflow and the temperature drop across the indoor coil.
- Flush the condensate drain and test the float switch so summer humidity doesn’t end up on the floor.
- Measure motor amp draw and tighten electrical connections.
What a fall furnace check-up covers
- Combustion analysis and a carbon-monoxide safety test.
- Inspect the heat exchanger, burners, flame sensor and ignitor.
- Check the inducer motor, pressure switch, limit switches and venting.
- Verify temperature rise and airflow, and replace or check the filter.
- Service the whole-home humidifier pad if you have one.

What is included in a seasonal tune-up?
For AC: coil cleaning, capacitor and contactor testing, refrigerant and airflow checks, and condensate drain service. For furnaces: combustion analysis, heat-exchanger, flame-sensor and ignitor checks, venting and a CO safety test.
When should I book a spring or fall tune-up?
Book the AC tune-up in March or April and the furnace check-up in September or October. You get the appointment time you want, and problems are caught before the first heat wave or cold snap.
Do you offer specials for commercial equipment?
Commercial customers usually do better with a planned maintenance agreement that covers each rooftop unit or split system before the heating and cooling seasons. Call to talk through your equipment and schedule.
How much time should I set aside for a seasonal tune-up?
It depends on the equipment and what we find, but a standard furnace or AC tune-up usually fits within a single visit, and we tell you before starting anything beyond the tune-up itself.
